Before your estate agent takes the photographs, this is the cleaning checklist I’d work through:

  • Assess the carpets before replacing them. Find out whether cleaning or a repair could improve what’s already there.
  • Clean carpets in the main rooms, hallway and stairs. Leave enough time for them to dry before photography or viewings.
  • Check the driveway and front entrance. Clean where needed and move cars, bins and clutter before the photographs.
  • Assess the roof and rendered walls. If moss or staining dominates the outside appearance, ask an exterior cleaner what’s suitable.
  • Clean and tidy the patio. Make it easy for buyers to picture using the garden.
  • Finish windows, kitchens, bathrooms and smaller details. Pay attention to surfaces buyers will see up close.
  • Coordinate everything with your photography date. Get the larger jobs done first, then give the house a final tidy.

I’m Jack, and I’ve helped homeowners preparing to sell get their carpets looking their best, including tackling stains and repairing damage they thought might mean replacing the whole carpet.

When I look at a carpet, I’m thinking about what can realistically be improved and whether it’s worth keeping. For someone selling a house, that can make the difference between paying for new flooring and making the most of what they already have.

What will buyers think they need to replace?

Walk through your home and look for things that might make a buyer think, “We’ll need to spend money on that.”

Carpets are a good example. A buyer might see a stain in the living room and assume the whole carpet needs replacing. If they notice similar marks upstairs, they may start mentally budgeting for several rooms.

That doesn’t mean the carpets are beyond saving. But buyers are unlikely to stop during a viewing and investigate whether each mark would come out.

I’d rather help you establish their condition before the house goes on the market. If cleaning improves them enough that buyers feel comfortable keeping them, flooring may stop being an immediate expense in their minds.

Whether you’re selling in Stafford, Hednesford, Cannock or Rugeley, the question is the same: does the carpet need replacing, or does it need some attention?

As part of my carpet cleaning in Stafford, I cleaned the carpets in one of the period homes in Castlefields, where the owners had a few stains they thought wouldn’t come out.

By the time I’d finished, the carpets looked like new.

That’s a useful example because the owners’ first impression of those stains didn’t tell them what was possible. Until the carpet had been assessed and cleaned, they couldn’t know how much its appearance could improve.

I wouldn’t promise that result for every carpet. Cleaning can’t reverse worn fibres, and some stains are permanent. But I also wouldn’t assume a carpet needs replacing just because it looks disappointing before cleaning.

Separate dirt, wear and damage before spending money

There are three different questions I’d consider before you decide what to do with a carpet:

  • Is it dirty or stained? Cleaning may improve its appearance, although the result depends on the carpet and the marks.
  • Is there a damaged area? A carpet repair may be possible if the surrounding carpet is still usable.
  • Is it worn out? Cleaning won’t restore fibres that have worn away.

Those problems can look similar at first glance, but they don’t necessarily need the same solution.

For example, replacing an otherwise usable carpet because of one damaged area could mean spending far more than necessary. Equally, paying to clean a badly worn carpet won’t make it new again.

I offer carpet repairs as well as cleaning, so I can assess both options. Where the alternative is replacing flooring across several rooms, suitable repairs and cleaning could potentially save thousands of pounds. The saving depends on what needs doing and what replacement would cost.

For buyers, the benefit is straightforward: a carpet that looks clean and in good condition is easier to imagine living with long term.

Plan carpet cleaning around photography and everyday use

I’d book the carpet work before the listing photographs, rather than waiting until the first viewing.

The photographs are where buyers first see the rooms. If you clean afterwards, the online listing may still show the marks you’ve already dealt with.

Leave enough time for drying and tell me when the photographer is coming. It’s also worth explaining which rooms you need to keep using, so we can discuss the practical arrangements.

Once the carpets are clean, pay attention to how people enter the house. In autumn and winter, wet shoes and muddy footwear can quickly affect the hallway again. Keep a clean entrance mat in place and avoid walking across freshly cleaned carpets in outdoor shoes.

I provide carpet cleaning in Stafford and nearby Hednesford, Cannock and Rugeley, so this can be planned around your move wherever you’re selling locally.

Look at the exterior from the photographer’s position

Stand where someone would take the main photograph of your house. Then walk towards the front door as though you’re arriving for a viewing.

You may notice different things from each position. Staining on render might stand out in the wider view, while dirt on the driveway or entrance steps becomes more obvious as you approach.

The driveway, roof and rendered walls can take up a large part of the exterior picture. I’d assess those areas before spending time on smaller finishing touches.

For exterior cleaning, I’m happy to recommend Alex McDonald, the owner of Sealstone Exterior Services. I’ve known Alex since we were kids, practically my whole life, so he’s someone I feel confident recommending.

Driveway cleaning

The driveway appears in photographs, but it’s also part of the route buyers take into the house.

If dirt and surface growth are making it look neglected, Alex offers driveway cleaning in Stafford.

Once it’s cleaned, think about what will be sitting on it when the photographer arrives. A clean driveway won’t show its best if cars, bins or stored items obscure most of it.

Roof cleaning

Visible moss or a build-up of dirt can draw attention to the roof in photographs.

If that’s affecting how your home looks, ask Alex about his roof cleaning in Stafford. He can assess whether cleaning is appropriate for your roof.

I’d treat this as a job to assess, rather than something every seller needs to book. Cleaning improves presentation where suitable; it doesn’t replace repairs if there’s an underlying problem.

Render cleaning

Rendered walls cover a broad, visible area, so staining can affect the appearance of the whole house.

Before assuming the exterior needs repainting, find out whether cleaning could improve it. Alex offers render cleaning in Staffordshire and can discuss what’s suitable for the surface.

Patio cleaning

At the back of the house, I’d aim to make the patio look like a space someone could use.

Cleaning it helps, but so does removing stored items and tidying the furniture. Buyers should be able to see the available space without mentally clearing it first.

Even if you’re selling in October, people will still be imagining summer evenings outside. Include the patio when discussing exterior cleaning with Alex.

Finish the details after the bigger jobs

Once repairs and larger cleaning jobs are complete, work through the smaller details:

  • Clean windows and mirrors.
  • Wipe doors, handles, light switches and skirting boards.
  • Clean kitchen worktops, cupboard fronts and appliances.
  • Clean bathroom taps, shower screens and other visible surfaces.
  • Dust shelves and clear crowded surfaces.
  • Wash pet bedding and empty bins.
  • Sweep the entrance and remove fallen leaves.

Doing this last means you can deal with any dust or dirt left by the earlier work. Before each viewing, focus on the areas used since the clean, particularly the entrance, kitchen and bathrooms.

Decide what’s worthwhile before booking everything

You don’t need to book every service on this checklist. Start with the areas that look most in need of attention, then ask what can realistically be improved.

Your estate agent can help you prioritise presentation before photography.

If you’re preparing to sell and want to know what your carpets can still give you, I’m happy to take a look. Finding out what’s possible first gives you a better basis for deciding where to spend your money.
